Oakfield Place is a conveniently located cul-de-sac off Clanbrassil Street, around the corner from Bibi’s brunch, one of the many hotspots in this neighborhood.
Bastible – recently awarded a Michelin star – its sister establishment, Clanbrassil House, and The Fumbally are others.
No wonder a professional couple spotted the city-pad possibilities of number 8, then a 55m² (592sq ft) single-storey cottage with a Ber de G.
There were two interior bedrooms, neither of which had a window, and you had to walk through the kitchen to get to the second bedroom, recalls one of the owners.
“It was basic but had potential. Either you are the one who can see it, or you are not.
Obviously they were. It came on the market asking for €350,000 and that’s what they paid in October 2018, according to the Property Price Register.
They didn’t change its size, but they reversed the layout. They also reduced the number of bedrooms, the rationale being that the space was better used for daily living than an occasionally used guest bedroom.
It was smart. The double bedroom is now at the front, where the living room used to be.
The couple did all the design work, drawing inspiration from a million online sources, including Pinterest. They also did a lot of primary research and visited homes in this style to see what others had done, and this attention to detail shows it.
They placed their living space in the back, where it feels really private and full of light thanks to the fact that it has been wrapped around the existing yard.
In the kitchen area, they raised the ceiling level to accommodate taller than standard black units that were topped with wood. Designed by the couple, the sleek cupboards were made by an uncle, who runs Thomas Roe Kitchens.
The open plan area is C-shaped and zoned to give a dining area large enough to accommodate a good sized table which overlooks the small north facing courtyard.
The living room is at the back, where a sofa faces a wildly patterned wall, one of several projects completed during the various lockdowns. They bought the jungle print wallpaper online.
Hidden away in a closet at the far end of the house is a small utility where laundry can pile up out of sight and where you can safely leave the window open to aid drying times, once the mercury rises a little.
A small shower room elegantly appointed with matte black hardware is located between the bedroom and the living room.
The couple also remodeled the attic, turning it into a multifunctional space that can accommodate guests when they come to stay. They say it was a godsend during the shutdowns when the two were working from home. It is accessed by a monochromatic carpeted staircase.
The renovation saw the building rise up to a C1 Ber. Still measuring 55m² but now with an additional 13m² in the attic, he is asking €495,000 through Sherry FitzGerald.
